What can you buy for $800,000 in Newcastle in 2026?

The trend for house prices in recent years has seen them going up and up. You’d be forgiven for thinking you need a million dollars to buy in Newcastle, but we’ve seen plenty of first-time buyers getting onto the market for less than that. 

Searching on Domain in September 2026, we’ve found houses, villas and units across the city for $800,000 or less. 

Read on to see what you can afford with this budget, from Beresfield to Merewether, as well as the suburbs that are simply off limits. 

Newcastle houses for less than $800k

We’ll look at units and townhouses later on, but there are still plenty of suburbs in the Newcastle LGA where you can buy a house for $800,000 or less. Many of these are on the fringes, almost closer to Maitland than Newy and its beaches, but when you can get a family home with a yard for the dog, it’s worth considering. 

Cheap Jesmond houses

Jesmond is probably the closest suburb to the CBD where you can find $800k houses (plural) for sale at any one time. Right now there are three available, but there are plenty more in the recent sales column, too. 

These houses tend to be three-bedders that need very little work done on them (pending pest and building reports). 

Not only does Jesmond have its own shopping centre and gorgeous park, it’s got great access out to Raymond Terrace, Port Stephens and beyond.

Cheap Wallsend houses 

Half an hour from the CBD, Wallsend is a self-contained suburb with a vibrant high street. 

When we looked (in September 2026), there were currently 16 houses listed for sale in Wallsend for $800k or less. Of course, if you’ve ever used one of these sites, you’ll know that even with the filters set to just houses, this number includes a few villas, retirement homes and whatever else the agents can sneak in. 

As a general rule of thumb, you can get a two- or three-bedroom house on a decent block of land (500m²-600m²). Some of them need a bit of work to modernise but some have already had the renos done.

Cheap houses in Newcastle LGA

If you go beyond Wallsend, there’s a group of suburbs with plenty of cheap houses still available. 

In just Beresfield, Shortland and Tarro, there are 20 houses for sale, ranging from $585k up to our $800k limit. These tend to have large gardens and three bedrooms.

Newcastle units for less than $800k

Although there are a few suburbs that you can’t afford with an $800k budget (see the next section) there are units and townhouses available in most of Newy’s top areas. If you don’t need a house and yard, or just prefer minimal living with shared facilities, these options might be for you. 

Cheap Merewether properties

It might surprise you to find out that some areas, like the prestigious 2291 postcode, do have properties available for less than $800k. 

Merewether, for example, currently has seven properties that come up on Domain. Some of these have price ranges that straddle the $800k mark (eg $750k-$825k) so they may eventually sell for more, but there are still units and townhouses that are available for less. 

Most of these aren’t on streets beside the beach – think closer to The Junction or Adamstown – but if you’re looking for a one- or two-bedroom unit there are options available for as little as $575k. 

Despite this, there’s only one property listed in The Junction in our budget (and no sales in 2026 less than $800k)

Cheap Cooks Hill properties

If you want to enjoy inner city living in Newcastle, Cooks Hill is one of the best suburbs. 

With an $800k budget, you’ll be looking at a one- or two-bedroom unit, but most of these are within easy walking distance of Darby Street. 

When we looked, there were four properties listed in this price bracket and plenty of evidence of sales this year. 

In nearby The Hill, there are a few properties for sale, mostly one-bedroom units, in this price range.

Cheap Adamstown/Hamilton properties

Two of Newcastle’s most loved suburbs. Adamstown and Hamilton have a great mix of shops, cafes and family-friendly attractions. 

Houses in these areas are expensive, but units remain affordable. A current search for <$800k properties shows four in Adamstown and nine in Hamilton. These are all units, mostly two bedrooms, with many on (or very close to) Beaumont Street, Brunker Road or Tudor Street. 

Best of all, some of the units are way below our $800k limit. Some of the properties listed in Hamilton are available for $500k or less.

Premium Newcastle suburbs

If you’re looking to buy in one of Newcastle’s most expensive suburbs, sadly you’re out of luck. 

When we looked in September 2026, these suburbs had no properties listed under $800k:

  • Bar Beach
  • Merewether Heights
  • Newcastle East

That’s just one point in time, of course. However, looking at past sales shows that there were no properties sold in 2026 in this price bracket.

Going back to 2025, Bar Beach had five properties sell for this much (like this two-bedroom unit https://www.domain.com.au/8-295-darby-street-bar-beach-nsw-2300-2019901637). Newcastle East has only had one property sell for less than $800k since the start of 2025 (https://www.domain.com.au/501-75-shortland-esplanade-newcastle-east-nsw-2300-2019455710). 

In Merewether Heights, you need to go back to 2021 to find the last sale under $800k.
