Lake Macquarie’s most expensive suburb: Redhead

Just like Newcastle’s most expensive suburbs are by the beaches of Merewether, Lake Mac’s most expensive suburb is also on the coast.

Redhead is one of the area’s most visited spots. Families, surfers and dog walkers all enjoy the beach here, and with great food options nearby it’s easy to see the appeal.

Houses on the bluff are highly sought after but that coastal lifestyle isn’t cheap. The median house is creeping up towards $2m, although units and retirement living options are much cheaper if you can find a spot (and you qualify).

The second most expensive suburb: Catherine Hill Bay

At the very southern tip of Lake Macquarie, right on the border of the Central Coast, Catherine Hill Bay is a small, exclusive and pristine area.

It’s one of only two suburbs in the top ten with a population under 1,000 people – just 404 homes in the 2021 census – meaning that scarcity has an impact on prices, but also the huge swathes of bushland give it extra appeal.

Despite this small number of properties, Catho is fairly spread out. The pub, for example, is a decent trek from the oval or Moonee Beach in the other direction. The main beach here is one of the longest sandy stretches in the area but it’s also one of the quietest, adding even more to the area’s appeal.

The next most expensive: Eleebana

Eleebana is the first suburb on the list actually on the shores of the lake that the region is named after.

There’s plenty of green space by the lake and a recently developed walking track means you can get to Valentine or Warners Bay easily on foot or by bike, including the boardwalk that goes out over the water.

Eleebana is mostly a quiet suburb, but for many that’s exactly what you want at home. Buying luxury property in Newcastle

If you’re spending more than $1m on a home (never mind more than $3m), it’s vital that you get the best bang for your buck. Overpay on interest on a loan of that amount and you’ll quickly feel the pinch in your pocket.

Excluded expensive suburbs

There are some suburbs that should technically be on this list but due to low sales they’ve been kept off.

For smaller areas, if only a few properties have been sold in the past year, it can really skew numbers. It might mean that it’s an exclusive area or it might mean that the two best houses were sold.

For reference, these are the Lake Mac suburbs that weren’t included above:
