Last week we compared house prices in the most expensive suburbs of Newcastle and Sydney, and it’s fair to say that even Newy’s priciest homes were a bargain in comparison.
This week, we’re changing things a bit. We’re still comparing Sydney and Newcastle property prices, but this time we’re comparing Sydney’s units with Newy’s houses.
Again, we’re using data from Carto and RealEstate from sales leading up to June 2026.
Sydney units vs Newcastle house prices
While comparing units to houses is a bit like comparing apples to oranges, as we saw previously, Newcastle’s houses just don’t appear when you compare like-for-like.
In fact, Bar Beach (the most expensive suburb in Newcastle) would rank 58th in Sydney for price. Merewether, Newcastle’s second most expensive, comes 248th.

Obviously at this price point, anything you buy is going to be nice. Beautiful kitchens, great locations and properties that are the envy of millions, but how exactly do Bar Beach and Double Bay compare?
