Newcastle’s million dollar suburbs

If you’re looking to buy property in one of Newcastle’s top end suburbs, starting with the median price is a smart move. As of November 2025, there were 12 suburbs in the Newcastle LGA with a median property price of more than $1m.

13. Hamilton ($1.08m)

First on the list is Hamilton, a family-friendly suburb with one of the most popular shopping and dining streets in Newy. You’ll find everything you could need on Beaumont Street, from pubs and gig venues to supermarkets, restaurants and cafes galore.

The recently revamped playground has given Gregson Park a new lease of life and the park offers a green sanctuary in an otherwise busy suburb.

12. Adamstown ($1.08m)

Adamstown re-entered the list in early 2024 after 12 months dipping under the $1m mark. Since then, prices have remained consistent with the first notice jump up coming in April 2025.

The suburb is one of the oldest in Newcastle and has lots of attractions. A huge green space with cricket ovals and soccer pitches, a velodrome and a brand new playground. Brunker Road has its own little shopping street too, with necessities like a small supermarket, a bakery, a chemist, a pub and, most importantly, a cupcake shop.

11. Adamstown Heights ($1.15m)

If you want to add a little bit of money onto your home’s property, make sure it has the word ‘Heights’ in the suburb. Just up from Adamstown, Adamstown Heights is the next suburb on our list having had a median price over $1m for more than three years now.

Bordering Glenrock on one side and Westfield Kotara on the other, Adamstown Heights gives you direct access to some of the city’s most popular attractions.

10. Lambton ($1.15m)

Five years ago, Lambton’s median house value was just $737k. Since then, it’s seen an upward trajectory, much to the delight of local property investors.

Lambton is centred around a huge park and public swimming pool, and is home to institutions like Flamingos Live.

9. New Lambton ($1.19m)

What’s better than the old Lambton? New Lambton. Sandwiched between Lambton and Kotara, two of Newy’s favourite suburbs, New Lambton has a lot of the city’s main attractions.

Whether it’s the football at the McDonald Jones Stadium, the animals at Blackbutt or the mega playground at Richley Reserve, New Lambton is your calling. Properties values are soon to break into the $1.2m bracket and show no signs of slowing down.

8. Tighes Hill ($1.24m)

Tighes Hill cracked the $1m mark in May 2023 and has added an extra quarter of a million in the 30 months since.

Tighes Hill has become one of the city’s trendiest suburbs. Bordering on Carrington, another area with a strong community, Tighes Hill is close to the CBD, is home to independent businesses and is right on the waterside walking path up to Nobbys Beach.

7. Stockton ($1.32m)

Stockton first joined the $1m club in February 2022 and it’s grown from strength to strength since then.

Separated from Newcastle CBD by ferry and the rest of the city by the famous dinosaur bridge, Stockton has a strong sense of community. This level of comfort and security is popular with families who also enjoy the playground at Griffith Park and the waves at Stockton Beach.

6. Cooks Hill ($1.58m)

Home to Newcastle’s trendiest street and best mortgage brokerage, Cooks Hill is in high demand with property investors. Homes cost more than $1.5m on average – and with good reason. Easy access to both Darby Street and the beaches of Newcastle, Cooks Hill gives you everything you could want on your doorstep.

5. Newcastle East ($1.66m)

One of Newcastle’s oldest suburbs, Newcastle East oozes charm and colonial heritage. The high property price, however, has been driven by the new developments in Hunter Street Mall. Formerly a strip supporting new and independent businesses, the Mall has been upended: five-star hotels, flashy stores and apartments with eye-watering prices and incredible views.

4. Merewether Heights ($1.74m)

Entering the $1m club almost five years ago, Merewether Heights is one of Newy’s most exclusive suburbs. Close proximity to the beaches and some of the best coastline views in the country, if you ever get the chance to buy a property here, snap it up immediately.

3. Merewether ($2m)

If we made this list two months ago, Merewether would have come second in this list, but the property market changes quickly in Newy.

Thought of by many as the most desirable Newcastle suburb, Merewether has it all. Walking distance to one of the city’s best beaches (for families, surfers and swimmers in the ocean baths), Merewether has beachside bars, cafes and restaurants that makes living in this suburb the perfect example of the Aussie dream.

2. The Junction ($2.1m)

Sitting second top of the list of Newcastle’s most expensive suburbs is The Junction – the third suburb in a row in the 2291 postcode. The move to top spot comes thanks to a big price jump since August 2025. Weirdly, this isn’t the highest The Junction’s median price has been – in late 2024, it often flirted around the $2.4m range.

What makes The Junction so good? Very easy access to the beaches, walking distance to one of the best public schools in town and a high street that has everything you could need and more (most importantly, the best doughnuts in Australia).

1. Bar Beach ($3.3m)

If you want to live by the ocean, Bar Beach is the suburb for you. Sitting top of this list by a fair margin, property in Bar Beach is in high demand and short supply. ABS data shows just 654 properties in the whole suburb and a population of 1292 – roughly two per house. When one of these comes on the, it doesn’t stay there long.

At time of publication, there are four Bar Beach properties listed online and the only one brave enough to list its price has a guide of $7.5m-$7.95m.

Which Newcastle suburb will be in the $1m club next?

If anyone could accurately predict property growth hotspots they wouldn’t be sharing that information freely online.

What we can do is look at suburbs that are close to the $1m mark and share that with you. Here are a few popular suburbs that currently have a median house price of more than $950k, so it wouldn’t be much of a surprise to see any of these added to the list soon:

  • Kotara
  • Wickham
